Great location, views & service!00
Excellent stay again (June 2025) with highly professional staff at reception (Gjergi - spelling?, Stefano & Alessio), & at breakfast (Vanessa). Everyone we were in contact with were friendly & extremely helpful to our needs. We hope to see you again in 2027!

Classic beautiful charming hotel on the waterfront near St Mark’s Basilica and square.
We loved this quiet charming vintage Venisian hotel near St Mark’s Basilica. We were warmly greeted by Hannad who made restaurant recommendations and reservations for us as well as recommending local sights. The bed was firm , wonderful pillows. Wonderful views from the restaurant above, except the breakfast was very pricey. Walking distance to the shops and restaurants and square nearby.

Beautiful views, room, food
Our room and the views of the Grande Canal were just beautiful. I didn’t want to feel like I was staying in a generic modern hotel so I was very happy to find the old world elegance at Locanda Vivaldi. The staff were helpful in suggesting a great restaurant, but after we stumbled through setting up our gondola ride we realized we could have used better guidance when we asked. They were all very helpful with our luggage, made us feel welcome and even gave us a complimentary bottle of prosecco. Breakfast had everything we could have wanted and was delicious, with more great canal views from the breakfast area. If you want to be close to St Marks Square and “the action” you will like the location. Also, when our plans changed, it was easy to pop back into our hotel. There is some noise from the vaporetto stop but then it is so convenient to be by a vaporetto stop! It’s like getting used to any “city noise” so I don’t consider it an issue for me. Would stay here again for sure!

Great short break in Venice .
Small very friendly hotel overlooking the grand canal . We were upgraded to a suite . The rooms were traditionally decorated. We enjoyed a good breakfast in the terrace on the third floor overlooking the water . The hotel was centrally located for easy access to St. Mark’s square . Thank you to all staff for your advice and help , particularly Jordi.

Many great strengths, one great weakness.
With a fantastic terrace that overlooks the lagoon, an elevator and its proximity to both the vaporetto and the alilaguna, this hotel can make for an excellent choice for people that don't want to lug bags up and down the stairs of Venice. But it's not for light sleepers. The construction is such that some of the first floor rooms (second floor for Americans) are at the same height as the bridge over the nearby canal, meaning that foot traffic passes pretty much right by your window. That traffic is heavy, consistent and goes until the small hours of the morning (and we were there in the relatively light season of November). We loved the terrace and it's a reasonably priced hotel. Service also was excellent. But be prepared for the noise.

Mosquitos At Night
While the hotel was beautiful, and the staff was pleasant… The air conditioning was turned off in the hotel. The rooms were stuffy so the only way to get air moving around at night was to open the windows. After the first night, we woke up with mosquito bites. ????‍???? The hotel staff explained there was no way to regulate the air-conditioning on a room by room basis… and a decision was made to turn it off because of the cool evenings. For the price of this hotel in a room facing the canal, this was completely unacceptable! By the time we left my husband had at least 30 welts up and down his arms and across his face. I chose to keep the covers over the top of my head while I slept.

Unsafe and unhappy
A beautiful hotel in a great location. However we were very disappointed with our room. It seemed to be in an annexe of the hotel. We had to walk over the courtyard and through a door that didn’t seem to ever be locked, before we arrived at our room. It was more like an AirB&B than a lovely hotel experience. Access to the courtyard was either through the hotel or the mooring point (which the public had access to). We didn’t feel safe. The room itself was dark and there were some more issues which the hotel acknowledged and after two nights we were upgraded. Unfortunately we were only there for 3 nights. We were also disappointed that there were no coffee making facilities in the room. There seemed to be a lack of communication from the concierge as we weren’t told about the hotel’s boat which was available to take us to Morano until just before departure even though we had made enquiries about Morano the previous day. The rooftop bar was amazing as was breakfast. We’re still unsure if the hotel served other meals. It was very odd. My daughter and I are seasoned travellers and we loved Venice but would definitely not stay in this hotel again.

4 star location but 3 star hotel
Great location a short walk from St Marks Square and opposite the vaporretto stop so easy to get about. The downstairs reception area was lovely but I’m afraid this didn’t extend to our room. Whilst the bed was very comfortable, the room was shabby. The shower was small and scruffy. I know this is Venice and it’s a very old building, but there was an aroma of drains in the corridor and in the room. Even in mid October the mosquitos were a nuisance especially at night. Ask reception for a plug in repellant. The breakfast was ok. Don’t expect a buffet style breakfast but it was served in the rooftop veranda with an amazing view. This doubled as the bar at night which was disappointing and not what I would expect of a bar from a 4* hotel. There were no tea or coffee making facilities in the room or anywhere else. Staff were pleasant and helpful. They arranged a water taxi to Murano free of charge, just ask at reception. If you want somewhere central overlooking the lagoon with easy transport links it’s a great choice. The downside is that it is noisy, especially first thing. However, I think a 3* rating would have been a better reflection of the accommodation. Seemed expensive for what it was.

Do not stay if you need AC after the shut it off for the season. No screens on windows. Mosquitoes will eat you alive
Do not stay here if you need AC for the evening time after they shut off the air conditioning for the season… They said just open your window because the temperature drops unfortunately there’s no screens on the window and you’ll get bitten alive by the mosquitoes. We got back from head to toe see picture of just my arm.

Beautiful hotel in a great spot on the Grand Canal
Amazing hotel right on the Grand Canal. We stayed here for 3 nights with rooms facing the water. Every morning I woke up and watched the boats coming in to supply Venice. To me, I could do this all day. I love watching the boats that keep this city running. This was my 3rd time in Venice so I have seen all the popular sights prior to this stay. We just love coming back to this magical city and having discovered the Locanda Vivaldi made it even better. The staff is very attentive and set up a nice 2 hr waking tour of "hidden Venice" away from the popular tourist sights. On the top floor is a rooftop terrace where they serve breakfast and it has great views. The terrace is also open starting around 4p till 10 or 11p for drinks. The room was clean and very comfortable as well. I have zero complaints over all. The hotel also has it's own dock if you want to come or go by private water taxi.

Wonderful authentic Venetian hotel in the heart of Venice island.
The Locanda Vivaldi is a beautiful, authentic Viennese hotel, fronting onto the Venice lagoon. It is superbly situated for seeing Venice island and the surrounding areas. It is about 100yds from the Doge’s Palace and St Marks Square. There are public transport stations outside and it has its own private pier. We arrived at the hotel by private water taxi and docked at the small pier at the side. Our room, no. 207, was a good size at the side of the hotel overlooking both the small canal where we had docked, and the lagoon. It was wonderful being able to sit in bed and watch the boats and people coming to and fro. The decor again was authentic Venetian, with beautiful Murano glass chandeliers on the walls and a beautiful Murano glass mirror. Staff were all attentive and charming and nothing was too much trouble. The rooftop terrace, where breakfast was served, and a bar in the evening, was a lovely place to sit and watch the hustle and bustle. We had planned to go to Murano to see the glass blowing and had seen from reviews that the hotel would arrange a private water taxi if requested. This was all arranged and we were astounded to find out that the hotel, not only arranged for a taxi to collect us, we were taken directly to a factory where we were met by a very charming guide who gave us a private tour. We were shown a demonstration of glass blowing and also glass sculpting, and were given a detailed history and explanation. It was very private and relaxed. We were then taken up to their gallery and were allowed to wander around freely, and enjoy the amazing glass, which was for sale, but well out of our price range. We were taken into their showroom where more affordable glass was available to buy. There was no hard sell and it was a lovely experience. When we were finished we were then taken back to our hotel by the private water taxi which was waiting for us. To make this experience more amazing was the fact that this was arranged for us and was completely free, as a courtesy from the hotel. Yes, we didn’t get to see the rest of Murano island, but we could have gone back if we’d wished. We thoroughly loved this hotel which was full of beautiful glass, and so Venetian. If I go back to Venice in the future, I will certainly go back to Locanda Vivaldi. I would definitely recommend it.

Great service and beautiful location
The service and hospitality was excellent. The breakfast was great and they had a nice rooftop bar. The location was perfect and walkable to many key attractions. The room had a beautiful view of the canal but was dated and slightly musty smelling. We attributed this to the weather and age of area. Overall, it was a very nice experience.

Location, location, location it’s a great property easy to get around right outside with tons of water transportation access to all around. The room is basic and one thing to note the shower is a box - so is very very tight. Staff was nice and service prompt. There is a tour to Murano offered for free, but honestly, it’s more like a hook to try to get you to buy their glassware.

Exquisite
We are travelling as a family of ten including three children and one infant which required three rooms and a crib for the infant. Our accommodations at Locanda Vivaldi were second to none, we found the hotel exquisite in many ways. The rooms were clean, spacious and beautifully appointed. The location is within steps of St. Mark’s Square which was very convenient for our large party. The front desk staff was available 24 hours and extremely helpful, very friendly and accommodated our every need. The hotel was beautifully appointed with Murano glass pieces everywhere and the layout of the hallways offered wonderful sitting areas with beautiful furnishings. The rooftop restaurant offered full breakfasts and fantastic views. We have travelled extensively and I must say the Locanda Vivaldi is at the top of our list.

Great hotel with great location
Our party of 10 were welcomed with open arms. The men who are at the check-in desk are so friendly and knowledgeable. The whole complex is beautiful! My family had room 201 and it was so well appointed. My sons had the sitting room converted into two beds and my husband and I had another room that was very comfortable. The bathroom was perfect. Lots of thick towels and storage areas. The best location in Venice! Close to everything. Our favourite hotel by far and we're switching hotels all over Italy.

Breakfast with the view
Knowing this hotel, its comfort, location and people from previous visits to Venice I was pleased to return and to see positive changes. The most visible is the move of the breakfast room to the rooftop terrace - the place with the best view to the Lguna and entrance of Grand Canal, probably the best view overal in Venice. The breakfasts were great, but with such background they have no match elsewhere. Later through the day the terrace serves as bar and restaurant (evening), so there are many occasions to enyou the paopramic view.

The hotel is beautiful. Superb position. A few steps away from the bridge of sighs. Our room was stylish with wonderful views. What makes this hotel extra special though, is the fantastic rooftop terrace. Being able to watch the sunset with a glass of wine made for some wonderful photos and memories.

Amazing hotel in perfect location for a spectacular trip to Venice.
Hotel Locanda is ideally located with a short walk to San Marco square but also to the much lest busy and more local via garibaldi with excellent food and a relaxed atmosphere. We really enjoyed salvmeria which had amazing cicchetti. You are a 15 minute walk to rialto and a fun spot to explore the small streets out to north side of Venice. The staff at the hotel were friendly, helpful, and made an excellent breakfast. The rooftop terrace looking over the grand canal is a spectacular spot for breakfast and at night playing card with the kids while watching the streets and water at night. We stayed in a quad superior with a small balcony big enough for a chair and some relaxing time to read and relax. We stayed with our 10 and 11 year olds and the room has one queen and two twins and very high ceilings. It was extremely comfortable. Can’t say enough positive about this hotel. We very much hope to be back.

Wonderful Location
Gorgeous old fashion hotel right on the waterfront of the lagoon, two minutes walk from St. Marks Square and opposite a vaporetto stop. Each room is has traditional furnishings. Ours had the most amazing Venetian glass vase that I was almost afraid of knocking over! We had a lagoon view room which was a good size with spacious bathroom and a wonderful view of St. Giorgio Maggiore across the lagoon. It is a must to visit the breakfast room/bar is on the 3rd floor for the fantastic view of Venice. Staff are extremely helpful and friendly. We only had breakfast once. There is a choice of a full breakfast or continental and is quite good. The rooms on the front do suffer from a bit of early morning noise from the vaporettos.

Location 5 star quality of rooms and breakfast 2 at most
Location is everything with this hotel we booked a superior room with a view of the canal and it was amazing. However the room was clean but extremely shabby and worn stains on the walls a very uncomfortable bed made sleeping unbearable for both of us. Whilst the Location is ideal for all major attractions and a 2 minute walk to restaurants and bars it is facing Venice's arrival dock for all boats from cruise ships and for some may be too noisey and ear plugs would be advisable. Breakfast is extremely basic with a very limited choice. Self sevice for tea and coffee would be an improvement as it was rather slow and usually cold/ luke warm by the time it arrived. In fact on our last day we left without bothering with breakfast as it was so unimpressive. Overall we loved our stay in Venice it's a fabulous city and the hotel's Location was all. Advertised as a 4 star hotel I'd say location was 5 star but no way was the quality 4 star Id govs it 2 star for that at best.

Great location right on the promenade where you get the water taxi. We had an issue with my mobile charger . Reception were very accommodating in ensuring my phone was charged for me. The room ran a little too hot for me but you can turn the thermostat down to your preference . The beds and pillows were super comfy and cleaned daily. There is a chargeable mini bar with drinks, alcohol and snacks but we didn’t use it. Would absolutely stay again .

This hotel is such a great place to stay. The location is perfect for all the tourist attractions and at the same time just a few steps away from the quiet parts of Venice and yes you can escape the crowds easily. Our room was delightfully furnished in Venetian style with a very large comfortable bed. All the staff were friendly and helpful but I must single out the reception staff who would sort anything out for us. If you are looking for somewhere to stay then look no further than Locanda Vivaldi.

Probably the best view and location in Venice
Thank you so much for the complimentary upgrade to a lovely room with probably the best view in Venice-of San Giorgio across the Lagoon. Also for the brut to celebrate our silver wedding anniversary which was a kind and thoughtful touch and much appreciated. Location of the hotel is perfect, so close to St Mark’s Square and at San Zacarria vaporatti stop. We also arrived by water taxi virtually to the front of the hotel. We appreciated the traditional 18th century style decoration with material wall coverings, regency furniture and Murano glass chandeliers. The breakfast room on the top floor also affords the most beautiful views across the Lagoon to both San Giorgio and the Salute in the morning sunshine and of the sunset. If we were to be critical it would be that the the breakfast room is a bit tired but then who looks round the room with that view outside. The breakfast was really good but it was very confused regarding what was included with the reservation and what was extra or I deed even available. . We had to clarify several times and found it a bit strange hiwever the quality of the food and presentation wwere really good and the staff very pleasant and welcoming. A simple menu on the tables would be a big help. On a similar note, it was also very unclear as to when the rooftop bar (which is actually also the breakfast room) was open. We had been told to 11pm and that if it were closed we could simply ask at reception. One evening we returned just before 10pm and finding it closed we did so, only to be told by the night reception that he couldn’t arrange a drink for us as he didn’t know how to make it even though we hadn’t actually said what we wanted. We put this down to low staffing out of high season. That said these issues were minor and didn’t affect our enjoyment of our stay. We would certainly look forward to staying at the Locanda Vivaldi again. It is really good value for its location. The other thing we would suggest is for the hotel could make more of its history and special connection with Vivaldi which is unrivaled in Venice. Would also add that we really appreciated the nightly turn down service from housekeeping who did an excellent job of keeping our room fresh and comfortable each day. Once again thank you for a special stay for our anniversary. Would happily recommend this hotel.

Unfailingly WONDERFUL!
The only place we stay when we’re in Venice. Love the history of this hotel. It is perfectly situated. The staff is fantastic and very knowledgeable. We were thrilled to see Stefano again. Room options are excellent and rooms are very comfortable and well fitted. Breakfast in the hotel and evening snacks and wine are an option. Another major factor for us is that they welcome dogs. We travel with our little Maltipoo. He ran circles of happiness in the room when we arrived for his third visit. There were a couple of staff members this visit and they were wonderful and very representative of the hotel brand and hospitality.

This property is amazingly quiet at night. When you turn off the light it is complete darkness and complete silence. I have never experienced this because of Venice there are no cars so it is extra quiet and definitely no crickets or any animals making a single sound. Being that the walls have a padded wallpaper everything is really dampened and insulated and you definitely do not hear much noise and sleeping is very easy in this hotel.

If you just want a room with a view, eeehh… NO! If you want cleanliness, comfort, and helpful staff, book another location. First, the staff sounds and looks like they woke up on the wrong foot every day. The rooms are small (and we paid for a double room with a view to the “Bacino di San Marco”). There is no way the room was 269 sq.ft. They want to pass old and worn out fixtures and furniture for classical “venetian” decoration. And the T.V. size is a joke, and the reception is even worst (meaning no reception and frozen images). The bathtub/ jacuzzi had dirty, brown jets. I can’t recommend this hotel for any reason. There are several other hotels with similar views and cost that one can pick.

The hotel was on the waterfront near St Marks Square so excellent location with very good room quality. Lack of tea and coffee making facilities in room was disappointing.

The Locanda Vivaldi is one of the most enviably situated hotels in Venice. I stayed in a standard double room which was furnished in traditional Venetian style with red wall hangings and dark wood furniture. There was a good-sized wardrobe with lots of hangers and a two drawers in the lovely dressing table. A very easy to operate safe and a minibar with room to store your own water were both very welcome, as were the complimentary slippers. The bathroom is reasonably sized, but the shower cubicle was quite small and the shower itself had to be switched on, which was a novelty. Plenty of fluffy towels were available. You need to advise reception/concierge of what time you'd like breakfast, but this enables them to provide guests with freshly cooked eggs and bacon, which were excellent. Guests are also offered cereals, muesli, fruit, orange juice or water and a choice of hot drinks, and a plate of delicious breads and pastries will be brought to the table. It is also possible to book dinner at the small rooftop restaurant La Preta Rossa, and its worth it just for the views, let alone the fabulous food - the steak was the best I've eaten this year and it was great to be able to thank "Cheffy" for the delicious dinner The reception/concierge team are all most helpful and welcoming, and if you are looking for a hotel with fine service, beautiful views and excellent transport links, the Hotel Locanda Vivaldi is a great choice.

Nice little hotel close to St. Marco and all water transportations Room is small but perfect for couple, clean & good size bath with tub Good breakfast and very nice and helpful staff. We reserved a dinner @ their sister hotel Palazzo Stern and received a free private water taxi to the hotel.

We loved staying here. It was beautiful and the staff was always super nice and helpful. There was a great violin concert at the church next door. Easy to get to and get around since it's near the water bus stop. The views from the room are amazing and the rooftop bar/restaurant was outstanding.

I hate to bash this hotel but those people who have this hotel a superb rating must never have traveled before. First, the staff at this hotel are friendly and wonderful and were the only good part. The rest of the hotel wa disappointing. The pictures online are so deceptive. I'm sure this was a fabulous hotel in the 1950s but today, it's completely outdated. The charm of an old world style doesn't work when everything is just OLD. A serious update is needed here. Run down, small, and just not worth the money spent. Location is fantastic right on the Grand Canal but the entire hotel needs to be renovated.

Centrally located close to piazza San Marco. But overpriced and not a 4* hotel. I was staying in venice on business and needed somewhere central so it was convenient. But the bed was very uncomfortable and hard with only very minimal bedding. The room and bathroom were clean but very outdated decor and furniture. And none of the facilities you would expect from a 4 star - for example no tea or coffee making facility in room and no iron / press for clothes. In the Downstairs reception area there was very old-fashioned furniture and nowhere comfortable to sit. It was very very disappointing for the price. The only upside was the central location and the front of house staff were helpful & friendly. But the hotel really needs updating and the bed was so uncomfortable.

Delicious Breakfast
This cozy hotel has a comfortable old fashioned lobby, good vibes and conveniently located near the San Marcos ferry station and a short walk to San Marcos Piazza. Our room, bed and shower were quite small but well maintained and clean. The reception staff were all very kind and helpful. The breakfast which was very generous and delicious was served by a shorthanded but pleasant and efficient restaurant staff.

The hotel is literally minutes walk from all the major attractions. And man the view from the hotel room is breathtaking. The staffs there are so friendly and helpful and efficient. The check in process was amazing. The hotel staff will put your luggage in your room while doing the check in and then get you in the elevator and he will climb up the stairs to wait for you at the elevator door on your floor to take you to your room. 5 star service

The hotel is conveniently located near the pier S.Zacharria; the toiletery are expectional - nicely packaged & many choices; breakfast was good quality; & service @ front desk was helpful. However, our room is probably @ the worst location, there were windows on both sides, but 1 facing the back area with machines humming all the time, even with the two layers of windows shut, you can still hear it. The other window facing the side alley, ie, the side if the building next door, not much to see hear. This is a big problem with Expedia where you cannot choose the kind/grade of room except for how many beds, I've faced this problem before! Also, to my surprise, we stayed here for 2 nights, but there was no cleaning of our room. And on the 2nd night, for some reason there suddenly appeared a lot of quite large size mosquitoes in the bathroom, though they don't seem to bite on people, but it was still a troublesome thought to me.

Wonderful stay.
I cannot recommend this hotel enough. It is perfectly located facing the Lagoon, the rooms are extremely comfortable and the customer service was as good as I have experienced anywhere. This was my first time in Venice, and the hotel meant it left extremely special. I would not stay anywhere else.

The hotel was right on the water next to a channel with a side view of the Gran Canal of Venezia. Great view and the hotel room had a old world charm. When is the last time you stayed at a hotel that had padded wall cloth, very Venetian. The breakfast was included, and wow what a spread. Great selection of food and breads, did I mentioned the chocolate filled croissants, to die for !!! We did have a water leak in our shower stall and had to mope it up with some towels. I did report it to the hotel receptionist, who took it just said, " Ok we will repair it " I did mentioned that I had to mope up the water for 15 minutes. He did not care and went on his business. Other than that it was a great hotel by the water.

The hotel is in a great location. It’s very small, which has pros and cons. They were very responsive to my questions by email before our stay. We loved arriving at the hotel door from the water. Very romantic, lovely entrance on a side canal. The lobby is minuscule and the furniture is shabby, but the staff were very helpful. They booked a restaurant and water taxi for us. The A/C is a major problem during August. Not ever cool enough in the lobby or the rooms. We kept our storm shutters closed all day and ran the A/C all day and still not cool and still humid in the room. The mattresses are hard, but the linens are okay. Only comfortable sleeping position was flat on back with no covers. Bathroom is modern, but one of our room’s shower was a tiny corner one, about which our future son-in-law commented that his shoulders were brushing the glass walls on all sides as he showered and he is not a large man. Another problem for me is there is no coffee available until 7 AM!! Luckily, I found a helpful soul at 630 who brought me a service for one on a tray in the lobby and I was able to take it up to the lovely dining area on top floor and enjoy a beautiful morning overlooking the lagoon. They have a lovely breakfast in charming rooms on the first level but no views from there. In order for me to return, they would have to upgrade the A/C, the mattresses and the coffee service. I can live with old-fashioned and shabby upholstery which is part of the charm.

Beautiful hotel, best location and only minutes away from St. Mark square. Exactly look like the picture or even better than what pictures shown. Hotel staffs are professional and helpful. We arrive in midnight and manager is full aware of our arrival. Check in in 5 Min and hotel room is more spacious than we expected. There are two separate rooms for family of 4 and each of us has double bed! Very quiet place in the morning though in the most busy street. Best stay ever and will recommend to anyone!

Boutique hotel in great location
Well located with easy access to Piazza San Marco as well as vaporetto stops and water taxis. Staff were friendly and very helpful. Our only observation was that breakfast was served in a couple of rather pokey rooms on the ground floor rather than the fabulous roof terrace with its wonderful views.

BEST OF OLD WORLD VENICE
I ❤️ THIS PLACE
Not only is this perfectly located at the multi-destination San Zaccaria vaporetto Station (hotel has its own dock as well), it is the former home of composer Vivaldi and next door to the church where he composed his beautiful “Four Seasons” centuries ago (performances there almost weekly). The Reception Staff (Tommaso, Stefano, Danielo) are all multi-lingual, exceptionally kind, accommodating in every way, and professional to help guests in any manner needed. Everyone at this lovely hotel (Locanda = Inn) from Reception to housekeeping and wait staff are warm, welcoming and make you feel you are in your second home. The rooms are modern in terms of today’s expectations (safe, mini-bar, A/C, Robes/slippers, toiletries, towel warmers, electronically-operated shutters, etc.) but are decorated in Old World antiques, brocades, & even authentic Murano Glass chandeliers, with many of the rooms having beautiful Lagoon views. And the food... lovely breakfasts in sunny ground floor areas, and a wonderful Roof-top Bar & Restaurant serving reasonably-priced typical Venetian specialties & wines with an amazing birds-eye view of Venice. I return here every Venice trip over the last 25 years and am never disappointed ????
